Our design services are available in part or full regardless of whether we are providing other services.

Program Assessment / Programming studies consists of creating and documenting detailed requirements for your custom home relating to: design objectives, framing views, natural amenities, development of space requirements, relationships between spaces, special systems, and site requirements.

Schematic Design / This phase begins to translate the program assessment into floor plan studies, elevations, sketches and/or quick models. Multiple meetings are typical during this phase to confirm design concepts and direction.

Design Development / Plans are prepared for review with team consultants in preparation of submittal to planning department and related agencies for concept approval, which is then followed up by addressing team and agency responses. This phase also includes finalizing the size of the various rooms & spaces, door and window types and locations and  basic selection of exterior and interior materials.

Construction Documents / Final preparation of the construction documents prepares the plans for submittal to building and safety department review, and final related agency approvals. Details, building notes, specific technical information and material selection are noted throughout the construction documents in preparation for bidding and construction.  All sub bids are considered preliminary until final plans and details are approved.
